What Helena actually says is for you to RING for James. There's a bell just towards you of the gazebo. Go ring it. No response. OK, take the bell. Go back towards the building, there's another bell station. Put the bell there and ring it there. Still no response. Go in and hang up the gas mask on the hook, then go talk to James. He claims he heard it but it's dangerous out there. Tell him to use your mask and he goes and fetches Helena.

Your mom calls in the meantime. Nothing much, then James and Helena return.
